Foreclosure properties don’t wait. Banks have timelines. Investors have renovation schedules. Property managers have new tenants lined up. Dibs On Your Junk has completed 500+ junk removal and cleanout jobs since 2022. We work with banks, real estate investors, property managers, and real estate professionals on foreclosure cleanouts that need to move fast and get done right. We come to the property, assess the full scope in person, give you a firm price, and have most single-family properties cleared within one business day of scheduling.

Whether you are a real estate agent, bank, or homeowner looking to prepare a property for sale, our team is here to help. We understand the urgency and sensitivity that come with foreclosure cleanouts, and our goal is to help you quickly and professionally get the property back on the market.

What a Foreclosure Cleanout Actually Involves

Foreclosure properties vary more than any other cleanout category. Some are nearly empty — a few pieces of furniture, some personal items, minor debris. Others have been lived in for years by occupants who had no incentive to maintain or clear the property. Some have been vacant long enough for vandalism, pest activity, or water damage to compound the original problem.

What doesn’t vary is the need for speed and reliability. A property manager who schedules a cleanout that doesn’t show up loses days on a tight turnaround. A real estate investor who can’t get a property cleared before a contractor arrives loses money on a renovation schedule that doesn’t flex.

We operate on the timeline foreclosure cleanouts actually require. Same-day scheduling for most properties. Full clearout in a single visit for standard single-family homes. Clear communication from assessment to completion so everyone downstream — cleaning crews, contractors, photographers, listing agents — can plan around a confirmed date.

What We Remove

Everything left behind in a foreclosed property — furniture, appliances, personal belongings, debris, and anything else the previous occupant left behind.

Furniture and Large Items

Sofas, sectionals, bed frames, mattresses, dressers, dining sets, and all household furniture regardless of condition. Foreclosure properties frequently contain furniture that has been damaged, soiled, or left in poor condition — we remove it regardless of state. Items in usable condition are evaluated for donation before disposal.

Appliances

Refrigerators, washers, dryers, stoves, freezers, dishwashers, and window AC units. Appliances containing refrigerant are processed through certified disposal under EPA regulations — this step is handled correctly on every applicable unit without exception.

Personal Belongings and Household Contents

Clothing, boxes, kitchenware, electronics, personal items, and general clutter left throughout the property. We load everything and sort for donation at the truck. Usable items go to Habitat for Humanity ReStore or local Goodwill locations before anything reaches the landfill.

Debris and Trash

Accumulated trash, broken items, and general debris throughout the property — including garages, outbuildings, and outdoor areas. Foreclosure properties often have debris in areas beyond the main living space and we assess all of it during the initial walkthrough.

Yard and Outdoor Items

Patio furniture, yard equipment, debris accumulated outside, and items stored in sheds or outbuildings. A complete foreclosure cleanout covers the full property — not just the interior.

Construction and Renovation Debris

Properties that were partially renovated before foreclosure sometimes contain construction materials, removed fixtures, or renovation debris that needs to be cleared before new work can begin. We handle this as part of the cleanout scope when applicable.

Who We Work With

Banks and Lenders

Banks and mortgage servicers managing REO properties need a reliable cleanout vendor who shows up on schedule, works independently, and communicates clearly when the property is clear. We understand the documentation requirements that often accompany bank-ordered cleanouts and work within those parameters.

Real Estate Investors

Investors acquiring foreclosure properties through auctions or direct purchases operate on renovation timelines that can’t slip. A cleanout that runs late pushes every downstream contractor and adds cost to a project with defined margins. We schedule around investor timelines, assess the property accurately on the first visit, and deliver a cleared space on the agreed date.

Property Managers

Property management companies taking over foreclosure properties for new ownership need units cleared and turned over quickly. We work with property managers throughout our service area on a consistent basis — same crew, familiar with your portfolio, no re-explaining scope on every call. For companies managing multiple foreclosure properties, we can prioritize and sequence jobs across properties efficiently.

Real Estate Professionals

Listing agents working with foreclosure properties can’t photograph, stage, or show a property that’s full of the previous occupant’s belongings. We work on listing timelines and coordinate directly with agents when needed. Contact us with the date you need the property cleared and we’ll work backward from it.

Attorneys and Trustees

Foreclosure attorneys and trustees managing properties through legal proceedings sometimes require documented proof of property condition before and after a cleanout. We provide photo documentation of the property before removal begins and after the cleanout is complete upon request.

Foreclosure Cleanout Pricing

Pricing is based on the volume of truck space the property contents occupy. We assess the property in person and give you a firm price before anything gets loaded. You approve it before we start — nothing moves until you do.

Foreclosure properties vary significantly in volume — a partially cleared property costs less than a fully packed one. We don’t charge a flat rate regardless of what’s there. The price reflects the actual scope after a thorough in-person assessment.

For investors and property managers coordinating multiple properties, we provide advance estimates based on photos or property descriptions to assist with project budgeting.

Responsible Disposal and Donation

Foreclosure cleanouts generate significant volume and not all of it belongs in a landfill. Here’s how we handle disposal:

Furniture and household goods in usable condition go to Habitat for Humanity ReStore or local Goodwill locations before anything reaches disposal. Items that can serve someone else are redirected — every time.

Appliances containing refrigerant — refrigerators, freezers, window AC units, and dehumidifiers — are processed through certified disposal under EPA Section 608 regulations. No shortcuts on this step regardless of the condition of the appliance.

General debris and non-donatable items go to a licensed transfer station for responsible disposal. Metal components are separated for recycling where possible.

Hazardous materials — paint, chemicals, solvents, and similar materials — cannot be removed as part of a standard cleanout. If the property contains hazardous materials, contact us before booking and we’ll help you identify the right resources for handling them.

What Sets a Professional Foreclosure Cleanout Apart

The difference between a cleanout company that works for you and one that creates new problems comes down to three things.

Accuracy on the first assessment. A company that underestimates the job on the initial visit either comes back for more money or leaves items behind. We assess every area of the property — every room, the garage, the outbuildings, the yard — before we give you a number. The price we quote after the walkthrough is the price you pay for the scope we assessed.

Reliability on the scheduled date. A cleanout that doesn’t show up on time delays every downstream vendor and creates real costs for the people managing the property. We show up when we say we will. If something changes we communicate immediately — not after the fact.

Complete clearout on a single visit. A property that requires a second visit to finish what the first visit didn’t means additional scheduling, additional coordination, and additional cost. We bring the crew and the equipment to complete the full scope in one visit for standard single-family foreclosure properties.

Foreclosure Cleanout vs. Standard Junk Removal

A foreclosure cleanout is not the same as a standard junk removal pickup and it shouldn’t be priced or approached as one.

Standard junk removal involves a homeowner selecting specific items to be removed while they’re present. A foreclosure cleanout involves clearing an entire property that the client often hasn’t fully inspected — every room, every closet, every storage space — on a timeline that doesn’t allow for multiple visits.

The scope, the pace, and the coordination requirements are different. We approach foreclosure cleanouts as their own category of work — with a dedicated assessment process, clear documentation, and the operational capacity to clear a full property in a single visit. That distinction matters when you’re managing a property on a schedule that can’t slip.
