Dibs On Your Junk has completed hundreds of estate cleanouts since 2022. We work with families, executors, estate attorneys, and real estate professionals who need a property cleared carefully and completely, on a timeline that works. We don’t just haul, we go room by room, flag items that should be reviewed before removal, and make sure nothing of value disappears into a truck without your knowledge.
Contact us to get on the schedule. We come to the property, walk through every room, and give you a firm price before anything gets loaded. You approve it before we start.

What an Estate Cleanout Actually Involves
An estate cleanout is different from a standard junk removal job in almost every way. The property isn’t full of things nobody wants โ it’s full of things that belonged to someone, and the family or executor managing the cleanout is responsible for making sure the right decisions get made before anything leaves.
A thorough estate cleanout means going through every room, every closet, every drawer, and every outbuilding on the property. It means identifying items that have financial value โ furniture, tools, collectibles, jewelry, documents โ and separating them from items that are ready for donation or disposal. It means working at a pace that respects the weight of the situation without letting the timeline slip.
That’s what we do on every estate cleanout we take on. The scope varies โ a one-bedroom apartment and a four-bedroom house with a detached garage are very different jobs โ but the approach is the same.

Our Estate Cleanout Process
Step 1 โ Initial Walkthrough and Estimate
We come to the property and walk through every room before anything gets touched. We assess volume, identify any items that need special handling, and give you a firm price for the full scope of work. You approve it before we load a single item.
For families coordinating from out of town, we can conduct a walkthrough with a designated local contact โ a neighbor, a real estate agent, or a family friend โ and provide a written estimate before the main cleanout is scheduled.
Step 2 โ Item Review and Flagging
Before loading begins, we do a pass through the property specifically to identify items that may have value or sentimental significance. Furniture, tools, artwork, collectibles, jewelry, documents, and anything else that warrants a second look gets flagged and set aside for your review.
Nothing leaves the property without your awareness. If you want photo documentation of flagged items before they’re routed, we provide it.
Step 3 โ Loading and Hauling
Once the review is complete and you’ve confirmed what stays and what goes, we load everything efficiently and haul it away. We work from every area of the property โ main living areas, bedrooms, kitchen, garage, shed, attic, and any outbuildings.
Step 4 โ Responsible Disposal and Donation
Items in good condition go to donation partners before anything reaches disposal. Everything else is routed to a licensed transfer station for proper handling. We sort at the truck โ donation is not an afterthought.

What We Remove
Every category of item typically found in a residential estate โ furniture, appliances, clothing, personal belongings, tools, yard equipment, garage contents, attic storage, and general household debris.
Furniture and Household Items
Sofas, sectionals, dining sets, bedroom furniture, dressers, armoires, upholstered chairs, coffee tables, bookshelves, and entertainment centers. Furniture that has been in a home for decades requires more care to remove than standard residential pieces โ both for the sake of the property and out of respect for what it represents.
Appliances
Refrigerators, stoves, washers, dryers, freezers, dishwashers, and window AC units. Appliances containing refrigerant are processed through certified disposal under EPA regulations โ this step is non-negotiable and handled correctly on every job.
Clothing and Personal Belongings
Clothing, shoes, linens, kitchenware, books, boxes of personal items, and general household contents. These categories require sorting โ wearable clothing and usable household goods go to donation, not directly to disposal.
Tools and Equipment
Hand tools, power tools, lawn equipment, workshop contents, and garage storage. Tools in working condition are evaluated for donation before disposal.
Documents and Valuables
If we come across documents, financial records, jewelry, or items that appear to have financial or legal significance during the cleanout, we stop and flag them immediately. We never make disposal decisions on these items without your explicit direction.
Outdoor and Structural Items
Yard debris, patio furniture, outbuilding contents, old fencing, and equipment stored outside. If light demolition is needed โ a deteriorating shed, an old deck โ we handle that as part of the estate cleanout scope when applicable.
Have a specific item you’re unsure about? Call 863-356-1715 before you book.
Who We Work With
Families and Executors
Most estate cleanout calls come directly from a family member or the named executor of an estate. These are people managing a difficult situation under real time pressure โ often from out of town, often while simultaneously handling legal and financial matters related to the estate.
We make the physical side of the process as straightforward as possible. One call, one crew, one visit to clear the property. We communicate clearly throughout, work efficiently without rushing through the space, and treat the property and its contents with the same respect we’d want extended to our own families.
Real Estate Professionals
Real estate agents and brokers working with estate properties frequently need a reliable cleanout crew they can call before a listing appointment. A property that can’t be photographed can’t be listed โ and a listing that slips costs everyone involved.
We work with real estate professionals on estate cleanouts that need to move on a specific timeline. If you need a property cleared before a photography appointment or an open house, contact us with the date and we’ll work backward from it.
Estate Attorneys and Trust Officers
Executors working through probate sometimes need independent documentation of property contents before a cleanout begins. We work with estate attorneys and trust officers who require a methodical, documented approach โ photographing the property before and after the cleanout and providing written confirmation of items flagged for review.
Property Managers and Investors
Estate properties that transfer to investors or property managers often need to be cleared before renovation can begin. We handle these clearouts on a fast timeline โ assessed, approved, and completed in a single visit for most single-family properties.
Working with an estate property professionally? Call 863-356-1715 โ we work with real estate professionals regularly.
Handling Sensitive Situations
Not every estate cleanout is straightforward. Some properties have been accumulating contents for decades. Some involve circumstances โ hoarding situations, prolonged illness, properties that haven’t been maintained โ that add complexity to the job.
We’ve handled all of these. Our approach doesn’t change based on the condition of the property or the circumstances that led to the cleanout. We work professionally, we work efficiently, and we treat every situation with the same level of discretion regardless of what we find.
For families who are concerned about how a difficult property will be handled โ call us before you book. We’d rather answer your questions upfront than have you discover our approach on the day of the job.

What Happens to Estate Items After Removal
This is one of the most common questions we get on estate cleanout calls and it deserves a direct answer.
Furniture and household goods in usable condition go to donation partners before anything reaches disposal. Items that can serve someone else don’t go to the landfill if we can redirect them.
Clothing and personal items in wearable or usable condition are sorted for donation at the truck. Items that aren’t suitable for donation are disposed of responsibly.
Appliances containing refrigerant โ refrigerators, freezers, window AC units โ are processed through certified disposal under EPA Section 608 regulations. This is handled correctly on every applicable unit without exception.
Tools and equipment in working condition are evaluated for donation. Non-working tools and equipment go to the transfer station for disposal and metal recycling where applicable.
Documents and valuables are never routed to disposal. These are flagged, set aside, and returned to the family or executor for proper handling.
Everything else goes to a licensed transfer station for responsible disposal. Metal components are separated for recycling where possible.
