For families coordinating from out of town, we can conduct a walkthrough with a designated local contact — a neighbor, a real estate agent, or a family friend — and provide a written estimate before the main cleanout is scheduled.

Step 2 — Item Review and Flagging

Before loading begins, we do a pass through the property specifically to identify items that may have value or sentimental significance. Furniture, tools, artwork, collectibles, jewelry, documents, and anything else that warrants a second look gets flagged and set aside for your review.

Nothing leaves the property without your awareness. If you want photo documentation of flagged items before they’re routed, we provide it.

Step 3 — Loading and Hauling

Once the review is complete and you’ve confirmed what stays and what goes, we load everything efficiently and haul it away. We work from every area of the property — main living areas, bedrooms, kitchen, garage, shed, attic, and any outbuildings.

Step 4 — Responsible Disposal and Donation

Items in good condition go to donation partners before anything reaches disposal. Everything else is routed to a licensed transfer station for proper handling. We sort at the truck — donation is not an afterthought.

What We Remove

Every category of item typically found in a residential estate — furniture, appliances, clothing, personal belongings, tools, yard equipment, garage contents, attic storage, and general household debris.

Furniture and Household Items

Sofas, sectionals, dining sets, bedroom furniture, dressers, armoires, upholstered chairs, coffee tables, bookshelves, and entertainment centers. Furniture that has been in a home for decades requires more care to remove than standard residential pieces — both for the sake of the property and out of respect for what it represents.

Appliances

Refrigerators, stoves, washers, dryers, freezers, dishwashers, and window AC units. Appliances containing refrigerant are processed through certified disposal under EPA regulations — this step is non-negotiable and handled correctly on every job.

Clothing and Personal Belongings

Clothing, shoes, linens, kitchenware, books, boxes of personal items, and general household contents. These categories require sorting — wearable clothing and usable household goods go to donation, not directly to disposal.

Tools and Equipment

Hand tools, power tools, lawn equipment, workshop contents, and garage storage. Tools in working condition are evaluated for donation before disposal.

Documents and Valuables

If we come across documents, financial records, jewelry, or items that appear to have financial or legal significance during the cleanout, we stop and flag them immediately. We never make disposal decisions on these items without your explicit direction.

Outdoor and Structural Items

Yard debris, patio furniture, outbuilding contents, old fencing, and equipment stored outside. If light demolition is needed — a deteriorating shed, an old deck — we handle that as part of the estate cleanout scope when applicable.

What Happens to Estate Items After Removal

This is one of the most common questions we get on estate cleanout calls and it deserves a direct answer.

Furniture and household goods in usable condition go to donation partners before anything reaches disposal. Items that can serve someone else don’t go to the landfill if we can redirect them.

Clothing and personal items in wearable or usable condition are sorted for donation at the truck. Items that aren’t suitable for donation are disposed of responsibly.

Appliances containing refrigerant — refrigerators, freezers, window AC units — are processed through certified disposal under EPA Section 608 regulations. This is handled correctly on every applicable unit without exception.

Tools and equipment in working condition are evaluated for donation. Non-working tools and equipment go to the transfer station for disposal and metal recycling where applicable.

Documents and valuables are never routed to disposal. These are flagged, set aside, and returned to the family or executor for proper handling.

Everything else goes to a licensed transfer station for responsible disposal. Metal components are separated for recycling where possible.
